The 2025 year-end data show that Upper Tyner remains a resilient and efficient micro-market. While our neighborhood median sales price of $1,886,000 sits slightly below the broader Incline Village (non-lakefront) median of $2,150,000, homes in Upper Tyner actually sold faster — averaging 90 days on the market compared to the town average of 105 days.
The “sold” numbers only tell part of the story, though. While 9 families successfully moved into our neighborhood last year, 4 homes were removed from the market in the last year without reaching a sale. As of today, there are only 3 homes currently active for sale in Upper Tyner.
While demand for our area is steady, buyers are remaining highly selective regarding a home’s condition and pricing strategy.
