Market Update
Incline Village Lakefront Market Report: Q3 2026
How did the Incline Village and Crystal Bay lakefront market perform in Q3 2026? Four lakefront condominiums sold in Incline Village and Crystal Bay in Q3 2026, from $3,525,000 to $10,650,000. No single-family lakefront home closed, and two lakefront properties are under contract heading into Q4.
Lakefront is the smallest segment of the Incline Village and Crystal Bay market, and the slowest to turn over. In Q3 2026, all four lakefront sales were condominiums. Eight lakefront properties are on the market today, with asking prices from $3,600,000 to $47,500,000.
This report covers every lakefront sale, pending deal and active listing from July through September, per Incline Village MLS data. For the full quarter across every neighborhood, see my Q3 2026 market update.
Q3 2026 Lakefront Sales
| Address | Area | Sale Price | Sq Ft | $/Sq Ft | Days on Market |
|---|---|---|---|---|---|
| 120 State Route 28 #47 (Stillwater Cove) | Crystal Bay | $10,650,000 | 4,020 | $2,649 | 111 |
| 999 Lakeshore Blvd #21 | Incline Village | $4,000,000 | 1,664 | $2,404 | 20 |
| 501 Lakeshore Blvd #15 | Incline Village | $3,795,000 | 1,802 | $2,106 | 38 |
| 501 Lakeshore Blvd #33 | Incline Village | $3,525,000 | 1,944 | $1,813 | 44 |
Stillwater Cove #47: $10,650,000
The quarter’s top lakefront sale was a 4,020-square-foot residence at Stillwater Cove in Crystal Bay. At $2,649 per square foot, it carried the highest price per square foot of any Q3 sale in Incline Village or Crystal Bay.
Three other Stillwater Cove units are listed today at $3,750,000 to $5,950,000. Unit #47 has a significantly larger floor plan than any of them, probably the most privacy and lake views in the complex, and the most updated interior of the group.
Lakeshore Boulevard Condominiums
Three condominiums sold along Lakeshore Boulevard in Incline Village, at 999 and 501 Lakeshore. All three were built between 1968 and 1970 and range from 1,664 to 1,944 square feet. They sold between $1,813 and $2,404 per square foot, and none took more than 44 days. For more on this segment, see my lakefront condo market report.
Under Contract Heading Into Q4
500 Gonowabie Road, Crystal Bay: $12,250,000. This 1952-built home of 3,224 square feet went under contract after 58 days on market, listed at $3,800 per square foot. It comes with a pier, a boathouse and a buoy. The pier appears to be rock crib construction, a style TRPA has been moving away from, so I’d expect it to need rebuilding.
The bigger challenge is access. From the street, the home has only a parking pad, stairs and a funicular running down to the house. I expect the next owner to scrape it and rebuild with a street-level entry and garage, stacking three or more stories down the slope toward the lake. The lot isn’t overly steep, which makes that kind of rebuild workable. At this price, a rebuild makes sense.
447 Lakeshore Boulevard: $4,500,000 (lot). This parcel sits on the lake side of Lakeshore Boulevard, at the Crystal Bay end along Highway 28. It’s a steep lot and will need significant site work to become buildable. The setting has real potential for a slopeside home without much road noise, and neighboring state land will help keep it private. It went under contract after 413 days.
Active Lakefront Listings
| Address | Area | Asking Price | Sq Ft | Year Built | Days on Market |
|---|---|---|---|---|---|
| 1011 Lakeshore Blvd | Incline Village | $47,500,000 | 4,530 | 1975 | 157 |

| 250 Northlake Cir | Crystal Bay | $16,900,000 | 3,017 | 1975 | 70 |
| 1585 Pine Cone Cir (lot, lake access) | Incline Village | $8,900,000 | n/a | n/a | 472 |
| 120 State Route 28 #37 (Stillwater Cove) | Crystal Bay | $5,950,000 | 2,735 | 1980 | 150 |
| 120 State Route 28 #6 (Stillwater Cove) | Crystal Bay | $4,375,000 | 1,726 | 1980 | 353 |
| 120 State Route 28 #24 (Stillwater Cove) | Crystal Bay | $3,750,000 | 1,810 | 1980 | 22 |
| 557 Lakeshore Blvd #103 | Incline Village | $3,600,000 | 1,168 | 1965 | 203 |
1011 Lakeshore Boulevard: $47,500,000
The highest-priced listing in Incline Village sits on 1.8 acres with 106 feet of lake frontage and a sandy beach. There is no pier, but the property has two buoys registered with the Tahoe Regional Planning Agency.
A buyer here is paying for the land, the frontage and the chance to build. The 1975 home will most likely be torn down or substantially remodeled. The parcel also borders the 999 Lakeshore condominium complex, which some buyers will weigh against its size. Lakefront parcels this large rarely come to market in Incline Village.
If you’re comparing lakefront homes, pier and buoy rights deserve close attention. My guide to what pier rights actually mean walks through what to verify.
1585 Pine Cone Circle: $8,900,000 (Lot)
This lot sits off the water and comes with lake access through the Pinecone Circle and Vivian Homeowners Association, which has a private beach, a buoy field and a boat launch. For buyers who want time on the lake without a lakefront price, deeded lake access like this is worth understanding. It has been on the market for 472 days.
557 Lakeshore Boulevard #103: $3,600,000
This 1,168-square-foot end unit is asking $3,082 per square foot, well above the $1,813 to $2,404 the three Lakeshore condominiums sold for this quarter. Part of that is math: smaller units almost always carry a higher price per square foot. Through word of mouth, I understand the unit also comes with a deeded buoy and a boat slip, two spots for boats where most units have one, which adds real value. Even so, it is asking a premium in this market, and it has been listed for 203 days.
Crystal Bay
Crystal Bay lakefront accounts for five of the eight active listings, including 580 Gonowabie Road at $45,000,000 and 250 Northlake Circle at $16,900,000. Three of those five are Stillwater Cove condominiums, which gives buyers a rare chance to compare units in the same complex side by side.
What This Means for Lakefront Buyers and Sellers
With four sales in Q3 and eight active listings, lakefront inventory is thin and prices vary widely by frontage, lot size, privacy and condition. The quarter’s sales show that buyers will pay a premium for the best unit in a complex: Stillwater Cove #47 sold for more than any of its neighbors are asking today.
If you’re selling a lakefront home, your closest comparable sales may be months old, and few will match your frontage, pier or buoy rights. Pricing depends on how your property compares on those specifics. My guide to selling a lakefront home in Incline Village and Crystal Bay covers how these homes are marketed.
If you’re buying, expect to choose between land value and move-in condition. Several of today’s lakefront listings, including 1011 Lakeshore, are priced for the land and the frontage, with a rebuild or major remodel likely. My breakdown of the lakefront premium in Incline Village explains what that premium buys.
