Market Update

Millcreek Market Report: Q3 2026 | Incline Village

How did the Millcreek neighborhood perform in Q3 2026? Millcreek in Incline Village recorded five sales in Q3 2026, from $1,185,000 to $6,500,000. The median home sale was $3,350,000, and a $13,995,000 new build tops the current listings.

Millcreek is one of the lowest-elevation neighborhoods in Incline Village, and it stays in high demand for one reason above others: flat, level, large lots close to the lake. Winter is easier at this elevation, and the beaches, the town center and the Hyatt are all nearby.

This report covers every sale, pending deal and active listing in Millcreek, per Incline Village MLS data. For the full market picture, see my Q3 2026 market update.

250 Pine Cone Road, a 2019 build, was the top sale at $6,500,000.

198 Country Club Drive #13 sold privately and never reached the MLS. It was in largely original condition and closed at a good value. I’d expect the next owner to put around $500,000 into a full interior renovation.

At $2,322 per square foot, 1064 Mill Creek Road shows what Millcreek buyers are really paying for. The 1,152-square-foot home matters less than the land. Whether the buyer scrapes it or adds on, the lot likely has a good amount of coverage to build with. My TRPA coverage guide explains how to check, and the Tahoe Regional Planning Agency publishes the underlying rules.

122 Pine Cone Road: $13,995,000

This is a spec home, scheduled for completion in 2027, from the same builder and development group behind 539 Cole Circle and 727 Kelly Drive. Both of those sold this quarter, at $9,250,000 and $5,500,000.

Estates Drive

Two large homes on Estates Drive are on the market, and both have reduced their prices since listing. 240 Estates Drive is a really nice home, and it has come down about $4,000,000 in six months to $8,924,000. 250 Estates Drive is down $1,100,000 from its original price to $6,400,000. It needs considerable work, but it sits on a lot of more than an acre, one of the largest in this part of town.

Estates Drive is inside a homeowners association, with 30-day minimum rental terms and other HOA rules. For buyers who want Millcreek without HOA oversight, that can be a deterrent, and it’s worth reading the HOA documents early.

The 120 Country Club Drive Condominiums

All of Millcreek’s condominium activity this quarter, two sales, one pending deal and two listings, was at 120 Country Club Drive. It’s a mixed-use building, with residential units above and commercial space below. The Country Club Mall downstairs has restaurants, bars, offices, a sandwich shop and a golf simulator, and the Hyatt is right across the street.

Short-term rental is allowed on the residential units, subject to a Washoe County short-term rental permit. Rental income alone typically won’t cover a mortgage here. Most buyers I see choose these units for personal use, with some buying for rental or commercial purposes.

What This Means for You

If you own in Millcreek, your land is likely your biggest asset. Q3 showed buyers paying well over $2,000 per square foot for a small home on a good lot. Before you decide whether to sell as is or update, it’s worth knowing how much coverage your lot carries.

If you’re buying, start with the lot. Flat, level parcels close to the lake don’t come up often. Check coverage, setbacks and any HOA rules before you set your budget for the house itself.

My Millcreek neighborhood page covers the area in more detail.
