Mountain Golf Course Homes: Q3 2026 Report

How did the Mountain Golf Course neighborhood perform in Q3 2026? The Mountain Golf Course area of Incline Village recorded seven sales in Q3 2026, from $738,000 to $6,750,000. The median home sale was $3,231,250, and only four properties are listed for sale heading into Q4.

The Mountain Golf Course neighborhood sits higher up the hill than the Championship course, along the Mountain Course run by IVGID. Homes here tend to be smaller than those near the Championship course, and the area includes more condominiums and other multi-family properties. There are some very nice homes on the Mountain course too, often at a lower price point than comparable homes closer to the lake.

This report covers every sale, pending deal and active listing in the area, per Incline Village MLS data. For the full market picture, see my Q3 2026 market update.

The quarter’s largest sale here was an 8,529-square-foot home built in 2003. The MLS shows 317 days on market, but the home had been on and off the market for about three years, with several different brokerages.

It’s a very large luxury home in an area made up mostly of smaller homes and multi-family properties. It’s also a bit higher up from town, without much walkability. The golf course setting is a plus, but for a home of this size and price, that combination narrowed the pool of buyers.

The Rest of the Market

The other three home sales, between $2,150,000 and $3,537,500, are a better guide to what most Mountain Golf Course homes are worth. They sold in 85 to 107 days, at $647 to $926 per square foot. Newer construction from the late 1990s and early 2000s made up most of the group.

The three condominium sales ranged from $738,000 to $1,479,000. 944 Divot Court #2 sold in 26 days.

Only four properties are for sale in the Mountain Golf Course area. With seven sales in Q3, that’s under two months of supply, one of the lowest levels in Incline Village. Rosewood Circle is the street to watch: one home is under contract and two more, both built in 2006, are listed between $2,388,000 and $2,685,000.

What This Means for You

If you’re selling, inventory is thin, and buyers looking in this part of town have few choices right now. Homes priced in line with the $2,150,000 to $3,537,500 sales from Q3 should draw attention, especially if they’re updated.

If you’re buying, the Mountain Golf Course area generally offers lower price points than neighborhoods closer to the lake, in exchange for a higher elevation and a longer trip to the beaches and town. With so few listings, be ready to act when the right one comes up.

My Mountain Golf Course neighborhood page covers the area in more detail, and my post on what golf course living is worth compares both courses.
