The Woods Market Report: Q3 2026 | Incline Village

How did The Woods neighborhood perform in Q3 2026? The Woods in Incline Village recorded five sales in Q3 2026: three homes from $1,315,000 to $2,195,000, a lot at $1,800,000 and a condominium at $730,000. A new spec home at 887 S Dyer Circle is under contract at $6,000,000, and seven properties are listed, led by another new spec home at $7,980,000.

The Woods sits just above the lowest-elevation parts of Incline Village, close to the town center and the schools. It’s a neighborhood of mostly older single-family homes on wooded lots, with a growing number of new and heavily remodeled homes as builders find opportunities here.

This report covers every sale, pending deal and active listing in The Woods, per Incline Village MLS data. For the full market picture, see my Q3 2026 market update.

585 Village Boulevard: $1,800,000 (Lot)

This lot sold after 532 days on market, and I expect it to become a large single-family home. Lots of an acre or more are rare in this part of town. The parcel is wooded, so a new home here would still have some privacy, even though Village Boulevard is a main route into town and to the schools.

There is a creek on the property, which may limit coverage in the stream zone. If you’re considering a lot like this, my guide to TRPA coverage limits explains how to check, and the Tahoe Regional Planning Agency publishes the stream zone rules.

Under Contract Heading Into Q4

Address Type List Price Sq Ft Year Built Days on Market
887 S Dyer CirHome$6,000,0005,8422024216

887 S Dyer Circle is a 2024 spec build from a builder who has done a lot of work in The Woods. It has high ceilings and a large floor plan, the kind of home built on an empty lot or after a teardown. It’s in a good location for a buyer who wants a lot of house and new construction.

579 N Dyer Circle: $7,980,000

579 N Dyer Circle is a new spec home, still being built out. It appears to share a developer and a similar floor plan with 887 S Dyer Circle, which is under contract at $6,000,000. Spec homes often start high and come down as the builder needs to sell, so I wouldn’t treat this asking price as a new ceiling for The Woods yet. The 887 S Dyer sale, once it closes, will be a better guide.

424 Pat Court: $3,799,000

424 Pat Court is a major remodel and addition to an existing 1963 home by a development group. It feels very modern, with nice finishes and a low-elevation location. The original floor plan still shows in parts of the home before it opens into the newer addition. It has been reduced by $150,000 and should find a buyer with time.

What This Means for You

If you own an older home in The Woods, builders and remodelers are active here, and well-located lots have real value. Q3’s home sales, from $1,315,000 to $2,195,000, show what existing homes are selling for. The new and remodeled listings show where builders believe the upside is.

If you’re buying, The Woods offers a close-in location at a lower price than the lakeside neighborhoods. Newer spec listings are worth watching, since asking prices on these homes often come down before they sell.

My The Woods neighborhood page covers the area in more detail, and my post on ADUs in Incline Village covers another way owners are adding space.
