Market Update

Upper Tyner Market Report: Q3 2026 | Incline Village

How did Upper Tyner perform in Q3 2026? Upper Tyner recorded three home sales in Q3 2026, from $1,825,500 to $4,900,000, with a median of $1,850,000. Four more homes are under contract, and only two are listed for sale.

Upper Tyner sits higher on the hill above Lower Tyner, and like its neighbor, it’s one of the main entry points for single-family buyers in Incline Village. Higher elevation generally means lower prices than the neighborhoods near the lake, but homes with strong lake views can still command a premium, as one Q3 sale showed.

This report covers every sale, pending deal and active listing in Upper Tyner, per Incline Village MLS data. For the full market picture, see my Q3 2026 market update.

429 Valerie Court: $4,900,000

429 Valerie Court sold for more than twice the price per square foot of the other two Upper Tyner sales. The difference is the view. The home has a panoramic, south-facing lake view and easy access: a flat driveway leads straight onto the main floor, with high ceilings and big views. The bedrooms are on another level. It was somewhat updated but still needed work, which makes the price a clear example of how much buyers will pay for a great lake view in Upper Tyner.

The other two sales, at $1,825,500 and $1,850,000, are a better guide to typical Upper Tyner values. Both sold at under $700 per square foot.

What This Means for You

If you own in Upper Tyner, buyers have very little to choose from right now. Four homes went under contract while only two remain listed, so a well-priced home could draw strong interest this fall. A lake view makes a big difference in value here, so it’s worth understanding exactly how your view compares to 429 Valerie Court’s.

If you’re buying, Upper Tyner remains one of the more accessible ways into a single-family home in Incline Village, with typical sales under $2,000,000. With so few listings, be ready to move when the right home comes up, and ask about homes that may come to market before they’re listed.
