Incline Village Condos $1M to $2M: Q3 2026

What can you buy in Incline Village for $1 million to $2 million? In Q3 2026, 24 condominiums sold in Incline Village between $1,000,000 and $1,600,000, with a median of $1,177,500. Most were two- and three-bedroom units in central Incline Village, led by seven sales at Third Creek.

This is the second-busiest price range for condominiums in Incline Village, right behind units under $1,000,000. Buyers here usually get more space, newer construction or better amenities than at the entry level, and the complex you choose matters as much as the unit.

This post looks at the bracket from a buyer’s point of view: which complexes led, what your budget buys, how quickly units sell and what to check before you write an offer. All figures are from Incline Village MLS data. For the full market picture, see my Q3 2026 market update.

Where They Sold

  • Central Incline Village (17 sales): Third Creek at 929 Northwood Boulevard had seven sales, from $1,000,000 to $1,600,000. The rest were spread across Juanita Drive, Village Boulevard, Oriole Way, Incline Way, Southwood Boulevard and Dana Court. My central Incline Village report covers each one.
  • Championship Golf Course (3 sales): Two at 948 Harold Drive and one at 908 Harold Drive, from $1,100,000 to $1,265,000.
  • Mountain Golf Course (2 sales): 944 Divot Court #2 at $1,479,000 and 941 Miners Ridge #4 at $1,300,000.
  • Millcreek (2 sales): Two units at 120 Country Club Drive, at $1,185,000 and $1,250,000.

Third Creek

Third Creek had more sales than any other complex in town this quarter. Buyers ask for it because of its pool, tennis courts, clubhouse and how well the complex is maintained. Its three-bedroom units sold between $1,399,500 and $1,600,000, and two-bedrooms between $1,000,000 and $1,245,000.

The Harold Drive Complexes

948 and 908 Harold Drive don’t have Third Creek’s amenities, but they’re good entry points near the Championship Golf Course. Three-bedroom units here sold between $1,100,000 and $1,265,000.

120 Country Club Drive

This mixed-use building has residential units above and commercial space below, with restaurants, bars and offices in the Country Club Mall downstairs and the Hyatt across the street. Short-term rental is allowed on the residential units with a Washoe County permit, though rental income alone typically won’t cover a mortgage. Most buyers here buy for personal use.

What to Check Before You Buy

  • Amenities and dues. At this price, buyers compare complexes as much as units. Find out what the HOA dues cover, whether that includes a pool, clubhouse or snow removal, and how dues have changed in recent years.
  • Assessments and reserves. Some larger complexes have levied special assessments because of rising insurance and maintenance costs. Ask for the reserve study, the budget and recent board minutes.
  • Insurance and financing. A complex’s insurance situation can limit which lenders will finance a purchase. Work with a lender who has experience in the specific complex, and ask early.
  • Rental rules. If you plan to rent, confirm the complex’s minimum rental terms and Washoe County’s permit requirements before you buy.

For current mortgage rates, Freddie Mac’s weekly survey is a reliable reference.

If You’re Selling a Condo in This Range

With about two months of supply, sellers in this range are in a good position, but buyers still compare your unit directly against others in the same complex. Price to the most recent sales in your building, and have your HOA documents ready. I represented the sale of 861 Southwood Boulevard #32 this quarter. My guide to what your Incline Village home is worth explains how I approach pricing.
