Jennifer Neighborhood Market Report: Q3 2026

How did the Jennifer neighborhood perform in Q3 2026? The Jennifer neighborhood in Incline Village recorded seven home sales in Q3 2026, with a median of $1,500,000. Six sold between $912,000 and $1,925,000, and one five-acre estate closed at $9,850,000.

Jennifer is two markets in one. Most of the neighborhood is made up of modest single-family homes that make it one of the main entry points for buyers in Incline Village. Homes closer to the highway tend to sell for less. A few large estate parcels sit at the other end of the range, and two of them, owned by the same seller, shaped this quarter’s numbers.

This report covers every sale, pending deal and active listing in Jennifer, per Incline Village MLS data. For the full market picture, see my Q3 2026 market update.

The Everyday Jennifer Market

Six of the seven sales closed between $912,000 and $1,925,000, mostly homes from the late 1970s and early 1980s. Three of them were on Jennifer Street. Most took between 140 and 159 days to sell, though two smaller homes at 843 Jeffrey and 864 Jennifer Street sold in 30 days or less.

For buyers looking for a single-family home under $2,000,000, Jennifer, along with Upper and Lower Tyner, is one of the best places to look in Incline Village.

797 Ida Court: $9,850,000

797 Ida Court sits on a rare five-acre lot adjoining IVGID land, with strong views. Built in 2006, it’s newer construction by Incline Village standards. It first came to market at $11,990,000 and closed at $9,850,000 after 814 days, about 82% of its original asking price. I covered it in more detail in my post on Incline Village’s biggest Q3 sales.

Under Contract Heading Into Q4

696 Bidwell Court, a 1980-built home of 1,627 square feet, is under contract at $1,399,000 after 213 days on market.

763 Judith Court: $11,250,000

763 Judith Court has the same owner as 797 Ida Court. With Ida now sold, the owner still holds Judith, which has been listed for 1,576 days.

Judith is older than Ida, but it has a pool and, in some ways, a better view and more privacy. The challenge is the house itself. It has an old colonial aesthetic and a compartmentalized floor plan, which is hard to open up in a renovation. There’s also a long, steep driveway. Like the large estates in my major sales post, it will sell to the right buyer at the right price, but that price has to account for how much work it needs.

The three other listings range from $1,150,000 to $2,349,000.

What This Means for You

If you own a typical Jennifer home, your best comparisons are the six Q3 sales between $912,000 and $1,925,000. Size, condition and distance from the highway all affect where your home falls in that range. Two homes sold within a month this quarter, while most took closer to five months.

If you’re buying, Jennifer offers some of the more accessible single-family prices in Incline Village. With only four listings and one pending deal, inventory is limited, but the slower pace of some sales this year suggests room to negotiate on homes that have been listed for a while.
