Incline Village Condos Under $1 Million: Q3 2026
What can you buy in Incline Village for under $1 million? In Q3 2026, 26 condominiums sold in Incline Village for under $1,000,000, with a median of $730,000. Most were two- and three-bedroom units in Ski Way and central Incline Village, and 35 more are listed today.
Condominiums under $1,000,000 are the busiest part of the Incline Village market and the most common way buyers get into town. In Q3 2026, this price range accounted for about a quarter of all sales in Incline Village and Crystal Bay.
This post looks at the bracket from a buyer’s point of view: where these condos are, what your budget buys, how quickly they sell and what to check before you write an offer. All figures are from Incline Village MLS data. For the full market picture, see my Q3 2026 market update.

Where They Sold
Almost every sale in this range came from two areas:
- Ski Way (12 sales): The complexes at 321, 333 and 335 Ski Way, plus smaller Bitterbrush units at 400 Fairview Boulevard, close to Diamond Peak. My Ski Way report covers each sale.
- Central Incline Village (11 sales): Complexes along Southwood Boulevard, Village Boulevard, Tahoe Boulevard, Incline Way and College Drive, close to town and the beaches. My central Incline Village report has the details.
The other three sales were single units near the Championship and Mountain golf courses and in The Woods.
What Your Budget Buys
| Budget | What sold in Q3 2026 |
|---|---|
| Under $600,000 | Eight units, mostly one- to three-bedroom condos at 321, 333 and 335 Ski Way, plus a one-bedroom on Incline Way, a three-bedroom on Southwood Boulevard and a two-bedroom on College Drive. Typically 800 to 1,300 square feet, built in the 1960s to 1980s. |
| $600,000 to $800,000 | Ten units, including three-bedroom condos on Southwood Boulevard, Tahoe Boulevard and Ski Way, and a one-bedroom at 120 Village Boulevard. |
| $800,000 to $1,000,000 | Eight units, including newer two-bedroom condos at 120 Village Boulevard and Incline Way built in the 1990s, and three Bitterbrush units at 400 Fairview. |
At the low end, the least expensive active listing today is a 600-square-foot one-bedroom at 872 Tanager Street, at $329,000.
Older, larger units at Ski Way sold for the least per square foot, some under $460. Newer, smaller units close to town sold for the most, with a one-bedroom at 120 Village Boulevard reaching $898 per square foot.
How Quickly They Sell
The median condo in this range took 91 days to sell. Pace varied widely. A three-bedroom at 333 Ski Way sold in 25 days, while some units took 200 days or more.
With 35 active listings against 26 sales in Q3, buyers have about four months of supply to choose from. Units that are priced well and in good condition still move. Units in complexes with a lot of similar inventory can take longer, since buyers compare them unit by unit.
What to Check Before You Buy
Condos in this price range come with questions that a single-family home doesn’t:
- HOA dues and assessments. Some larger complexes have raised dues or levied special assessments because of rising insurance and maintenance costs. Ask for the budget, the reserve study and recent board minutes before you commit.
- Insurance and lending. In some complexes, insurance issues limit which lenders can finance a purchase, which is one reason the area sees some cash buyers. If you plan to finance, work with a lender who has experience lending in the specific complex, and ask early.
- Short-term rental rules. Short-term rental is allowed in some complexes, including the Ski Way condos, but it requires a Washoe County short-term rental permit and has to follow each complex’s own rules. Confirm both before you count on rental income.
- Inventory in the complex. In complexes with many similar units for sale, sellers compete on price. That can mean room to negotiate, but it also affects how quickly you could resell.
If you’re weighing a condo as a rental, my posts on the short-term rental 100-hour rule and tax strategies for high earners cover how buyers approach the numbers. For current mortgage rates, Freddie Mac’s weekly survey is a reliable reference.
Under Contract Heading Into Q4
Eight condos under $1,000,000 are under contract, from $495,000 at 825 Southwood Boulevard to $998,000 at 929 Southwood Boulevard. Five are in central Incline Village and three are at 321 Ski Way.
If You’re Selling a Condo in This Range
Your buyer is likely comparing your unit against others in the same complex. Price to the most recent sales in your building, have your HOA documents ready, and know where your complex stands on insurance and financing, since that affects who can buy. My guide to what your Incline Village home is worth explains how I approach pricing.
